What is Halliday Shores Retirement Village?
Halliday Shores is a retirement village located in Hallidays Point on the NSW Mid North Coast.
It operates under the NSW Retirement Villages Act, which is designed to protect retirees and ensure transparency around contracts, fees and resident rights.
The first residents moved in during 2002, and today the village is home to more than 180 villas in an established coastal community.
Who owns Halliday Shores?
The village is privately owned by Mark Dixon and Ron Dobler. They purchased the village in 2011 and expanded it from 57 homes to its current size.
Are you building more homes?
Currently, there is no additional land available for expansion. However, if adjoining land became available in the future, it would be considered.
Community & Governance
Do residents have a say in how the village is run?
Yes. Halliday Shores has an active Residents Committee that works closely with management and the owners.
The committee is involved in discussions about village operations, future improvements and community matters. Budgets and major decisions are shared transparently, and management actively seeks resident input before important changes are made.
This collaborative approach is something we are proud of. Many retirement villages operate with limited resident involvement, but at Halliday Shores, residents are part of the conversation.
Transparency, respect and shared decision-making are central to how the village operates.
Buying & Ownership
How does buying into Halliday Shores work?
When you move into Halliday Shores, you purchase a 99-year long-term lease.
This means:
- No stamp duty
- Your lease is recorded on the land title
- You have secure tenure
- Centrelink considers you a homeowner
Centrelink does not count your home as an asset (note: rental assistance does not apply).
How much do homes cost?
Home prices currently range between $630,000 and $990,000 depending on the villa and location.
Prices are slightly negotiable on discussion with the vendor.
What kind of fees and charges are there?
At Halliday Shores, costs are designed to be simple, predictable and shared over time.
Unlike some models where costs sit heavily upfront, or others where responsibilities fall back on the homeowner, our approach spreads costs across your time in the village. That way, you’re not paying for everything on day one, and you’re not left managing it all yourself later on.
There are two main components:
- A monthly fee that covers day-to-day living and maintenance
- A deferred fee that contributes to the long-term upkeep of the village
Together, they’re designed to remove the uncertainty that often comes with owning and maintaining a home on your own.
What is the monthly fee?
The monthly fee covers the ongoing costs of running the village and maintaining your home and shared spaces.
In a traditional home, these are all costs you’d still be paying – often unpredictably, and often with the added time and effort of managing them yourself.
Here, it’s taken care of for you.
It’s designed to remove the day-to-day admin, the unexpected bills, and the need to organise trades, so you can focus on enjoying where you live.
This covers:
- Council land rates
- Water rates and usage
- Building insurance
- Capital Works Fund contribution
- All internal maintenance
- All external maintenance
- Standard garden care
No organising trades. No surprise maintenance bills.
What do I pay separately?
Residents pay for:
- Electricity
- Gas (hot water)
- NBN and phone
- Contents insurance
High-speed NBN has been installed to driveways. Connection to upper-level villas may cost up to $1,000.
Do I have to replace appliances?
No. Because you hold a 99-year lease, the village replaces ageing ovens, cooktops, air conditioning systems and hot water systems. Unless damaged accidentally, you never pay for these replacements.
What is the Deferred Management Fee?
The Deferred Management Fee (DMF) is applied when you leave the village.
It’s a way of contributing to the long-term maintenance, improvements and overall quality of the community, based on the time you’ve lived here.
Rather than paying a large upfront fee to move in, this cost is deferred until the end. That means you keep more of your money available while you’re living here, while still contributing to the ongoing care of the village over time.
For many residents, it’s a more balanced and manageable approach — combining predictable day-to-day costs with a long-term contribution that reflects the value of the lifestyle and community they’ve enjoyed.
We’ll always walk you through exactly how it works, in plain English, so you feel comfortable and fully informed before making any decision.
Do I have to use an agent to sell?
No. If you choose the village to manage your sale, the current Admin & Marketing Fee is $8,500.
You are free to appoint your own agent if you prefer.
Lifestyle & Facilities
What facilities are available?
Halliday Shores offers:
- 25m indoor heated pool (27–28°C, 24/7 access)
- Spa
- Shores Club community hub – soon to undergo a $3m upgrade
- Gym (expanding during the Club Upgrade)
- Community vegetable gardens
- Weekly resident café
- Multiple social groups
- Caravan and motorhome parking
- Several outdoor living spaces
The $3m Shores Club Upgrade, due for completion around October 2026, will significantly enhance facilities for residents.
Are there regular activities?
Yes. Resident-led groups include Social Group, Bar Group, Walking Group, Indoor Sports, Craft and Art Groups, Ladies Who Lunch, Line Dancing, Aqua Aerobics, yoga and meditation.
Do I have to participate in activities?
No. You are free to join everything, nothing, or somewhere in between.
Visitors & Community
Can I have visitors stay?
Yes. Visitors may stay up to three weeks at a time. Longer stays require approval from the Village Manager.
Can visitors use the facilities?
Yes, if accompanied by you. Exceptions are the gym, spa and computers. Children may use the pool between 1pm and 3pm daily.
Where do visitors park?
Visitors may park in your driveway or in designated visitor parking areas.
Is it a friendly village?
Halliday Shores is known for being a supportive, connected community-minded village. Residents check in on each other, especially during illness or difficult times.
Like any community, not every day is perfect — but overall, it is warm and neighbourly.
Pets
Is Halliday Shores pet friendly?
Yes. There are currently over 50 pets living in the village. Pets must not disturb or pose a risk to other residents.
What if my dog barks?
A short bark to say hello is fine. Ongoing nuisance barking is not acceptable and must be addressed.
Independence & Care
Can carers come into the village?
Yes. Many residents access aged care packages or private carers. Residents may remain in their home as long as they are safe and appropriately supported.
Will I have to leave if I become unwell?
The goal is to help residents stay in their home for as long as possible.
If a resident becomes unsafe or unable to care for themselves, even with support, the Village Manager will work with family or nominated contacts.
Transport & Practical Living
Do you have a village bus?
Yes. The 25 seat bus shops in Forster on the first and third Wednesdays, Taree on the second and fourth Wednesdays, and Port Macquarie on fifth Wednesdays.
It also runs social outings organised by resident groups. Drivers are resident volunteers and require an LR licence.
Is there caravan or boat parking?
Yes. Residents are allocated a dedicated space. If none is available at the time of moving in, the village covers storage at Hallidays Point Caravan Park until one becomes available.
Can I install solar panels or batteries?
Yes, with written approval from the Village Manager.
Can I modify my villa?
Changes and improvements are assessed on a case-by-case basis. Some modifications may need to be returned to standard upon departure.
